Jim Merrilees Joins the Leasing News
Advisory Board

It is our pleasure to proudly, and very happily announce, Jim Merrilees has joined the Leasing News Advisory Board.

Recently, we announced he was retired but were corrected to learn he was Vice Chairman, The Alta Group. He was quite active in the industry from his days as head of Colonial Pacific Leasing, the first with developing a Super Broker group exclusive to Colonial Pacific and using early FinTech programming. He was also a major promoter of women in the industry who worked at the companies he led, which was quite new twenty-five years ago.

Jim was also one of the first to promote Super Brokers, other specific leasing companies and brokers who would submit deals to Colonial Pacific. They either had reached their limit with the leasing
company or the broker had no source for the transaction at the rate, terms, or equipment type for their regular sources.

An Idea of Pandemic Economic Impact to Taxis
in Service in New York City


Before the pandemic, in February 2020, there were 11,427 active medallions out of a total of 13,587 medallions issued. Those 11,427 medallions were servicing 6.3 million trips per month in February 2020. As of October 2023, 8,826 active medallions are servicing 3.5 million monthly trips.

According to the New York City Taxi & Limousine Commission (TLC) report : $330+ million of debt relief for more than 1,500 medallion owners who own six or fewer taxi medallions were delivered by the end of December 2022. Based on recent TLC testimony to the City Council, the debt relief figure is now over $440 million, representing 1,800+ owners and 2,200+ medallions.

Office-to-Residential Conversions:
Where Do They Park Their Vehicles?
And What About the Curbside Problem?

Empty offices and other commercial buildings across the U.S. are increasingly being converted into much-needed housing. Such adaptive reuse projects are expected to create around 122,000 apartments in coming years, according to a July RentCafe analysis. Office conversions are expected to result in 37% of those units, followed by 23% from hotel conversions and 14% from factory conversions.

Conversions are complicated by several factors, including zoning, plumbing and lighting layout, and even the location of staircases. What might often be overlooked, however, is curbside management and parking. Cities need to consider how vehicle storage, bike and bus lanes, and drop-off zones in front of buildings need to change with building conversions, Transportation America Policy Director Benito Perez said.

Curbside space is in high demand. Commercial or residential building inhabitants want to ensure they can get picked up or dropped off near their building entrance or have short-term parking available for delivery drivers. Retail businesses and restaurants also need delivery driver access as well as parking and drop-off/pick-up space for customers. Public transit stops and parking for cars, bikes, and micro mobility vehicles also compete for curbside space, as do strategies — a pandemic adaptation that has persisted in many communities. With conversions rising, city managers have their work cut out for them to determine the right configurations and numbers of spaces.
