Career Objectives

Originators throughout the industry are contacting me with some frustration - they are sweating the small stuff. My advice is to take a step back and focus on their long-term career objectives. By focusing on the future and the unlimited career potential in the commercial equipment finance and leasing industry, originators will re-energize their short-term activities and results.

What are your career objectives over the next three to five years?

What must be true for you to realize those objectives?

Below are two examples:

A relatively new originator (with two years of experience) wants to be a top producer for his company in two to three years. He wants to be a recognized industry leader in his specific equipment type. He wants to grow significantly in understanding credit requirements and full-disclosure transactions. He wants to be prepared for a management position in the next five years. This originator has much to accomplish and there is no time to waste. We outlined steps and activities that need to be set in motion today to meet his long-term objectives. The process has re-energized the originator and has provided purpose behind his daily activities. He is clearly focused on his future opportunities within the industry and not sweating the small stuff.

A ten-year veteran wants to move on from his employment with an institutional player and within eighteen months start his own company. He wants to build personal wealth over the next fifteen years and manage a small independent equipment finance and leasing operation. His experience is limited to an institutional environment. There is much he does not know about the challenges and opportunities of running an independent shop. The originator is obtaining valuable information through one-on-one interviews with current owners of independent finance and leasing companies. Additionally, he is offering funding through his current employers for these independent operators and his production numbers for 2024 have been steadily increasing. It is a win-win situation for him, the independent operators he is engaged with, and his current employer. The originator is focusing on his career advancement and, in doing so, has re-energized his purpose in engaging with new potential partners.

There are unlimited opportunities in the commercial equipment finance and leasing industry for those professionals willing to seek and aggressively pursue their career objectives.

Don't sweat the small stuff. Focus on the opportunities to personally grow and flourish. Control your own destiny.

Impossibly Unaffordable Housing Markets

Many cities around the world have become very expensive to buy a home, but which ones are the absolute most unattainable?

In this graphic, we highlight a number of housing markets that are deemed to be “impossibly unaffordable” in 2024, ranked by their median price-to-income ratio.

This data comes from the Demographia International Housing Affordability Report, which is produced by the Chapman University Center for Demographics and Policy.

Data and Key Takeaway

The median price-to-income ratio compares median house price to median household income within each market. A higher ratio (higher prices relative to incomes) means a city is less affordable.

See the following table for all of the data we used to create this graphic. Note that this analysis covers 94 markets across eight countries: Australia, Canada, China, Ireland, New Zealand, Singapore, the United Kingdom, and the United States.

According to the Demographia report, cities with a median price-to-income ratio of over 9.0 are considered “impossibly unaffordable”.

We can see that the top city in this ranking, Hong Kong, has a ratio of 16.7. This means that the median price of a home is 16.7 times greater than the median income.

Which Cities are More Affordable?

On the flipside, here are the top 12 most affordable cities that were analyzed in the Demographia report.

Cities with a median price-to-income ratio of less than 3.0 are considered “affordable”, while those between 3.1 and 4.0 are considered “moderately unaffordable”.

The material, after a brief introduction on the distinction (and the proper use of terminology) between the capital and FMV lease, delves into the substantial benefits of leasing (37 in all!) as well as the tax and accounting impact of both types of leases on customers. Attendees are provided with knowledge and tools on how best to understand varied customer motivations and arrive at deal-clinching responses to commonly encountered objections. It concludes with a host of approaches on how to add value, outsmart competition, and comprehend why only a few outperform.
