Sales Make it Happen

“Information Under Load”

by Linda P. Kester

The most appealing treadmill to me in the gym was located in the second row of aerobic equipment. I liked it because it's the only treadmill positioned so that you can view three TV's at the same time. On one particular day, all the televisions had the closed caption feature on. In addition, they had sports scores or stock quotes scrolling across the bottom (and sometimes tops) of the screen, and they flashed their own bullet points, names and titles. There was a minimum of three different things to read on each TV.

So, I'm running, attempting to comprehend nine different pieces of information from three TV's, all while listening to my iPod™ and monitoring my heart rate on the treadmill. I would glance from TV to TV to try to find the most interesting thing to read or watch. Finally I just ignored all the TV's and got lost in my own thoughts. There was so much information coming at me that I couldn't assimilate any of it.

The experience reminded me of a prospect call where the leasing sales rep goes on and on about their turnaround time, fast payment, fabulous approval rate, and every other program they can think of. The rep is so excited to get a decision maker on the phone that he just unloads. Another way of looking at it, is that the rep shows up and throws up! There is so much information coming at the prospect that he gets lost in his own thoughts. The prospect is thinking “God, this guy is talking a lot, how can I get off the phone and get back to work?”

A more effective approach is to practice information under load. When prospecting, you want to quickly get to high-quality questions. Not questions like “How much leasing do you do?” Hopefully you have already qualified the prospect. If you start out with a qualifying question to the decision maker you seem so selfish. Example of high quality questions include:

  • What is most important to you in a leasing company?
  • What is the biggest challenge facing you this year?

Then really listen to the answers. Listen like you've never listened before. Look at the letters that make up the word listen and rearrange them so they spell out silent. Listen/silent they are the same in content only arranged to appear different from each other. When you listen, be silent. Really listen without thinking about what you are going to jump in with next. When you're silent, you'll hear at a new level of listening.

Figure out what's important to that person then introduce one program that matches his needs. Examples of programs:

  • Trade Show Support
  • Private-Label Docs
  • On-line Tools

It could even be the basics like lower rates or more approvals. If you identify what's important you can focus on that instead of including it in the 50 things you blow past him.

Then when you call to follow-up, you touch on his hot buttons, then ask questions and give just one different program, for example:

  • 90-Day Deferred
  • Industry-specific program
  • Faxable docs

Every call should have something of value for the prospect. How many times have you heard a sales rep call and say “You have any apps for me?” It's not about you! Put yourself in their shoes, look at things from their perspective and intrigue them one piece of information at a time.

As for my gym experience, I'll now run on any treadmill regardless of how many TV's I can see. However, I won't give up my iPod™. Some things are indispensable.

Linda Kester motivates, educates and empowers leasing sales reps to obtain top performance and increase volume. She provides enthusiastic and practical ideas for success. For more tips visit www.lindakester.com

NorVergence Lessee Listserve Reactions

“I was going to fight, I was going to win I wasn't going to give in.
Then my attorney and CPA advised me "never let a judge or a jury
determine the outcome of something that you can reasonably settle on
your own."  I word to the wise.  Yes I settled with US Crapcorp for
15cents on the dollar and it kills me every month that I sign the
check for $257.49 but such is life.”

“Add me to the list of people receiving the NY Popular Leasing settlement offer of forgiving 85% of the lease balance plus all unpaid late fees and insurance charges. Basically this mess goes away for $ 2460.00. But like David, I am a hardliner that feels like giving any money to Popular is like paying the crook to get your stolen car back.”

“Believe it or not, I am really on the fence with this one. On one hand I am confident that Popular Leasing committed insurance fraud against my company for billing us for 6 months of insurance charges after they cancelled my policy. I know that I did not receive any savings as my phone numbers were never ported away from my local provider.”

“My attorney in Missouri advised me that while he is extremely confident that ultimately we will prevail the costs and time to prevail must be taken into consideration. I am a businessman first but oh would I love the opportunity to square off against Popular's lawyers with the evidence I have amassed. Financially we can handle the costs, but in the end is it all worth it to spend time away from what makes us successful?”

“I took the settlement from CIT nine months ago. I, like you, was on the fence as I wanted the leasing companies to feel our pain. But, we needed closure. $2500.00 over 18 months (no interest) would make this long ass nightmare come to an end. I gladly make that check out each month for my peace of mind.”

“We have recently been offered through registered letter a $5,286.00 negotiated pre-trial settlement buy-out of our original $24,600.00 lease through the lawyer we retained in Missouri for our pending Popular Leasing case.

“As Kit has loosely stated or at least tried to convey to us in many previous posts, 'you eventually will arrive at a point when have to look at your ROI (Return on Investment) and what you are likely to recover from this situation and when it is likely to come. That point has sadly come clear to me this past week.

“The letter we received from our lawyer outlined our proposed settlement amount, then went on to state approximate court costs for an average 2-day trial. To that end I added my own personal time and expenses involved in being there for those 2-days, and in the final outcome it just wasn't worth it any more.

“ I (we) gave in, broke down and paid this final "limited time" offer, not because I didn't want to have my day in court, but because I started wondering how much more time was going to pass before a decision would be rendered and then if an appeal was filed, how much time, etc. etc.

“Now that we have decided to pay this settlement has been made, I feel that I have left each of you down but I feel that we just had to move on and get on with the business of doing business! It simply wasn't worth the daily aggravation in just ‘not knowing" anymore.'”

“You would be foolish not to accept terms that allow you to escape
this mess and secure your business interest.  Congratulations and
best of luck.”

Top Ten Most Unusual U.S. Sales Tax Laws for 2006

AccountingWEB.com - After reviewing the latest tax laws from across the nation, First Data Corporation and www.taxware.com Taxware's team of domestic and international tax experts has compiled a list of the ten craziest sales and use tax laws in America for 2006. They are:

10. West Virginia, where American Independence is celebrated with a special tax on sparklers and other novelties, in addition to the state's regular 6 percent sales tax.

9. Kentucky's thoroughbred stud fees are subject to sales tax (that would be thoroughbred horses). “You would not believe how many checks I send back because they forget to add the $30,000 in sales tax to the $500,000 fee!” one breeder told Taxware.

8. In North Carolina, members of racing teams and motor-sport sanctioning bodies can obtain refunds for sales tax paid on aviation fuel (used to get to a motor sport event) because the state is a tax-free zone for motor sports.

7. Using a pay-phone in Kentucky is tax free as of January 1. Right across the state line, however, Indiana still taxes pay-phone calls.

6. Cloth diapers are exempt from sales tax in Wisconsin, however, disposable diapers are taxable.

5. In California fresh fruit is tax-exempt unless it is purchased from a vending machine where it is taxed on 33 percent of the price.

4. Texas' holiday spirit includes a heaping helping of taxes: holiday trees decoration services are taxable, but only if the decorator provides the ornaments, as are holiday pictures painted on windows, phone calls from holiday characters and greeting cards featuring Santa Claus or the Easter Bunny.

3. Dead people in Ohio get a tax break because applying makeup in a mortuary is tax-free, while applying makeup in a beauty salon is taxable.

2. South Dakota taxes air ambulance services but not ground ambulance services.
And the craziest American sales tax is….

1. Pennsylvania taxes air. That's right, use of coin-operated vacuum vending machines, commonly found at car washes, is now taxable. No word on whether extending this to the air from air compressors used to fill tires is next on the list.

Cafe Niebaum-Coppola

E-Mail: micki_mcguiree@ffcnotes.com

This is a Cafe-Wine Tasting-Store. We did not mind waiting for a table, actually got a booth, as we tasted some of Neibaum-Coppola's wine before our late lunch. We bought some wine, plus the wine manager was able to order us double magnum of Cabernet Franc from the winery. We also purchased a carafe ( like I need another one, but this had rounded edges and looked great for older wine ) and also wine glasses, and Champagne glasses. They were beautiful. We also bought some other things, and had a delicious meal. We have gone back a second time and even enjoyed it more. This is definitely a fun place with good food at reasonable prices, a very good wine list, and a chance to enjoy some of the best wine coming from Napa Valley.

The newspaper said the service was "slow." We didn't experience that. A wait for the table and the host and hostess were most gracious, a lot of personality. Greg Pussehl, the wine person, was very hospitable, helpful, extremely knowledgeable, and a pleasure to meet. Our waiter lived in San Francisco, and commuted here to work at Il Fornai, plus here, and for years was a head waiter at Dorio's in the City. He was very helpful with an old world personality. We had a great time, great food, and would recommend this place for an informal lunch, brunch, early dinner, or even dinner for two or four or more. A fun place.

Cafe Niebuam-Coppola is also located in North Beach, California
916 Kearny Street at the corner of Columbus Avenue
Hours: Monday-Saturday, 10 am to 11pm Sunday, 9:30 am to 9 pm
Phone: 415-291-1700

Spring Poem

Song of Myself (an excerpt)

    by Walt Whitman

I celebrate myself,
And what I assume you shall assume,
For every atom belonging to me as good belongs to you.
I loafe and invite my soul,
I lean and loafe at my ease observing a spear of summer grass.

My tongue, every atom of my blood, formed from this soil, this air,
Born here of parents born here from parents the same, and their parents the same,
I, now thirty seven years old in perfect health begin,
Hoping to cease not till death.

Creeds and schools in abeyance,
Retiring back a while sufficed at what they are, but never forgotten,
I harbor for good or bad, I permit to speak at every hazard,
Nature without check with original energy.
